MAA Breakwater: Lifestyle-First Storytelling

How Lifestyle-First Storytelling Helped MAA Breakwater Reach Stabilization

Located along Tampa’s Westshore Marina District, MAA Breakwater was built around a lifestyle that extends well beyond the walls of the community. Waterfront views, resort-style amenities, walkable dining, and easy access to everything Tampa has to offer gave the property a compelling story to tell.

The challenge was figuring out how to tell that story before residents had moved in.

Fireside began working with MAA Breakwater before the community officially opened, helping establish its social media strategy and content direction during the critical pre-opening and lease-up period. With no established resident community to draw from, the focus was on creating a sense of place, lifestyle, and momentum from day one.

Today, MAA Breakwater has reached 94% occupancy, surpassing its 93% goal, while building a social presence that continues to support awareness, engagement, and leasing momentum.

Creating the Story Before the Residents Arrived

For a new community, social media can’t rely on resident testimonials, event recaps, or years of brand recognition. The story has to start somewhere. For MAA Breakwater, that meant identifying the lifestyle the property could offer and making that the foundation of its social presence.

Fireside developed a strategy designed to showcase more than apartments and amenities. Content highlighted the experience of living at Breakwater: mornings by the water, time spent at the pool, pet-friendly spaces, outdoor moments, neighborhood discoveries, and the everyday details that make a place feel like home.

Rather than treating social media as another leasing channel, the strategy positioned it as a window into the lifestyle.
‍

Turning Amenities Into Experiences

One of the biggest opportunities was shifting the conversation from what the property has to what residents can do with it.

A pool became a place to spend a Saturday afternoon. Waterfront views became part of the morning routine. Coworking spaces became an extension of the workday. Pet amenities became part of life for four-legged residents. Nearby restaurants, shops, and experiences in Westshore Marina District became part of the larger neighborhood story.

The property wasn't just selling square footage. It was selling the feeling of being home and everything that comes with it.
‍

Social Performance That Supported Leasing Momentum

The strategy translated into strong organic visibility and engagement throughout the property's growth.

Performance highlights include:

  • 585,351 total organic impressions
  • 100,868 total video views
  • 8,709 engagements across 995 posts
  • 1.5% average engagement rate

By combining organic storytelling with paid amplification, Fireside was able to continuously introduce MAA Breakwater to new audiences while reinforcing the brand with people already familiar with the community.
‍

Building a Brand That Lives Beyond Lease-Up

MAA Breakwater's story demonstrates what can happen when social strategy begins before a property opens its doors.

By starting early, investing in consistent content production, using organic performance to inform paid amplification, and focusing on lifestyle rather than simply inventory, Fireside helped establish MAA Breakwater as more than a new apartment community.

It became a place prospective residents could imagine themselves living.

And as the property moves beyond lease-up, the foundation built during those early stages gives MAA Breakwater a social presence designed to do more than fill units, it gives the community an ongoing story to tell.
